Making a house with a fixed budget in Pakistan is difficult and complicated 

process. The budget goes through many stages. After struggling for many years,

 we choose inexperienced and non-technical contractors.

Those inexperienced contractors don’t have the qualifications to get certified by an engineering body. They don’t understand the total estimated budget required for making a home neither do they know construction standards.

It results in shame and non-returnable financial loss to us as a client who is investing. 

Once the actual budget is lost, additional funding is required for rework and completing the remaining work, which the client had not foreseen while selecting the contractor. For this scenario, the client is always not ready, which results in tension and anxiety as our life savings are lost. 

So, before blaming the non-certified contractor, we should think that how much time we put into the research of a reputable, certified, and experienced contractor.

Before investing in a single Rupee, proper research can save us from loss, and we can practically bring our dream of a good house to come true.

Most contractors are working on individual levels based on their experience only and without any educational qualification. Due to this, they make unknown mistakes due to which first, extra cost will be incurred, and secondly, it will be unsafe.

Some most common mistakes are:

1. Cracks in different areas of a building 
2. In 1 to 2 years, dismantling of plaster
3. Damage in Ceilings
4. Doors & windows sliding issues
5. Wooden Kitchen and Wall Cabinets issues
6. Termite problems
7. water supply in taps not at total capacity
8. blockage of sewage line
9. Electricity wiring issues
10. Due to water leakage in toilets, tiles and marble damage
11. Floor tiles and marble issues due to low-quality material and labor
12. Lack of ventilation due to design issues
13. In summer, the house is hot, and in winter, it’s cold
14. Every year, in rainy reason waterproofing issues due to which paint and furniture loss.

And after all the above problems one faces due to the contractor’s ineligibility and lack of prior homework, if we want to sell the house, it’s a loss.

The problems mentioned above are technical problems that an owner faces after moving in and using the building.

Now when the owner wants to correct the mistakes and gets some extra budget for remedial measures, he/she faces news issues like:
